Moving On Up Into a New Home

I feel like I owe my realtor an apology. I swear that he told me a hundred times that most people do not stay in their first house. I kept telling him I did not care so much about resell value and that I cared more about the durability of the home.  I knew that I was having more kids eventually and I wanted it to be able to withstand the force of many cats and kids.  I did not want a garden home like many of our friends got as their first home.  My husband coasted through houses on Zillow all the time looking for the biggest and best we could afford. I wanted a big house that we could grow into and that we would be stuck with forever.  I thought we would never want anything else. I did not think that through apparently.

I now have three children, four cats, a husband, a home business, and NO ROOM.  Our house is only a three bedroom so when our daughter came along we had a problem.  We can put the two littles in a room together  for the first couple of years since they are pretty large bedrooms but after that, I am pretty sure my daughter will want her own room.  So now we are looking into buying a bigger house.  It can be very complicated buying a new home. Very complicated especially if you do not have any practical knowledge of finance and equity.  Luckily my husband works with mortgages. So the first thing we did was look at getting a home loan.  There are many things to think about when it comes to getting a new loan.  For instance, are we going to take our old loan with us? Do we want a fixed or variable loan? What types of rates are out there right now? If you have no idea what these things are then you probably let your spouse do all the paperwork on your first loan.  *cough, cough*

We have to consider where we need to move.  I do not want my older son to have to switch schools so we were considering waiting until this summer.  That way he would be switching schools anyways.  He is moving from the 6th Grade Center into middle school. We also have been searching online for some help figuring out what to do and some general facts about mortgages and how to go about getting a new one.  To put it lightly we are over our head.  Honestly, I thought that my husband would be more help but it turns out that he just knows the money side of mortgages not all the other stuff.  I guess we will continue to search around and hope that we can make a decision by next summer.
